What is an energy audit?
An energy audit is a procedure that is carried out to calculate the energy demand of a building. The study allows to determine the losses of heating energy and assess how much benefit will be brought by the thermal modernization of the building. Data obtained during the energy audit is needed to determine the actions that should be taken to reduce heating costs and to assess the profitability of the planned modernization.
To perform an audit, detailed information about the technical condition of the building, as well as all devices and installations is required. The entire procedure can be divided into several stages.
Defining the purpose of the energy audit
During the visit, the auditor is responsible for determining the Client’s objective, needs and expectations, as well as establishing planned measurements and controls and implementation deadlines.
Collecting data about the audited building
The next step is to estimate current media expenses and verify the condition of the facility, e.g. the solutions used to prepare domestic hot water or the efficiency of the entire system. Based on such data, we can estimate energy consumption in the standard heating season, to which the improvement proposals will be selected. At the beginning, it is also necessary to establish a budget and what level of energy gains the ordering party expects so that the proposals for thermal modernization projects presented in the audit meet expectations.
To calculate energy consumption, it is necessary to calculate a detailed balance of heat losses and gains in a given facility. Heat losses can be divided into 2 main sources: ventilation and external partitions, e.g. roof, walls, window frames . In addition to heat loss through partitions due to their poor parameters, thermal bridges are also a common cause, resulting from poor construction of the building.
Carrying out measurements of the building
In order to determine the technical condition of the facility, a general assessment of the condition of devices and installations is carried out and their degree of wear and efficiency is determined. The causes of excessive energy use that are not related to the condition of the building are determined. The collected data is verified with data on energy and media consumption. In such cases, if the adopted values do not correspond to the actual condition, additional tests may be necessary, e.g. thermal imaging surveys.
Proposals for action based on audit results
Once the collected data has been verified to reflect reality, actions and improvements are proposed. Their ultimate goal is to reduce the cost of maintaining the building.
These can be improvements in formal terms, such as changing the electricity tariff, but also technical ones, such as wall insulation, window replacement. Using offers available on the market, cost estimates of proposed thermal modernization projects are created, estimated energy and financial gains from the solutions used, as well as the payback time of the investment outlays.
In addition to the cost-effectiveness of solutions, criteria such as improving thermal comfort or eliminating wall freezing are also taken into account.
